Municipal Asset Management Software
for local governments and utility authorities
Diversified Municipal Center keeps a record of every tangible asset your municipality owns, from stop signs and traffic cones to police cruisers, grinder pumps and bulldozers. Each record holds what the asset cost, who sold and made it, its warranty, its condition and what it needs to stay in service. Diversified sets up the records and the workflows around them for your municipality, so they follow the way your departments already buy, maintain and replace equipment.
Asset management software that tracks everything your municipality owns
Assets can be grouped the way your municipality already thinks about them: by category, such as vehicles, data processing equipment or furniture, or by department, such as public works, police or the water authority. If your asset list lives in a spreadsheet today, send it to Diversified and we load it into your records.
Those records then do three jobs. They hold each asset's depreciated value and replacement cost, they keep its planned replacement in view, and they feed its maintenance requirements to Preventative Maintenance.
Value and replacement cost
Each asset can carry its depreciated value beside what it would cost to replace, calculated from its asset class.
Planned replacement
Set a replacement policy by asset type, such as police cruisers at 300,000 miles and bulldozers at 10,000 hours.
Maintenance on schedule
Each asset's maintenance requirements go on the Master Calendar and become work orders for your crews.
Questions about municipal asset management software
What is municipal asset management software?
Municipal asset management software keeps an inventory of everything a municipality owns and maintains, from signs and hydrants to pumps, pipes and vehicles, with each asset's cost, age, condition and maintenance requirements. Most systems also track depreciation and schedule maintenance.
How does Diversified handle asset management?
Asset tracking in Diversified Municipal Center is a database Diversified configures for each municipality. We set up the fields, categories and asset classes your departments need, and build the depreciation, replacement and maintenance workflows on those records.
Can we bring in the asset list we keep in a spreadsheet?
Yes. Send Diversified your current asset spreadsheet and we load it into Diversified Municipal Center, so your records start with what you already know.
How is depreciation calculated?
Each asset is assigned an asset class, and a workflow can calculate depreciation from it. The record can keep the depreciated value beside the replacement cost.
How does asset management connect to preventative maintenance?
Each asset's maintenance requirements feed the Preventative Maintenance workflow, which puts the work on the Master Calendar and sends work orders to crews on Android and Apple phones and tablets.
What does municipal asset management software cost?
Asset Management & Preventative Maintenance comes with the Local Government Package at $6 per property per year and the Utility Authority Package at $3 per property per year, with unlimited users, hosting and support. The pricing page also lists Preventative Maintenance among the processes, which carry a one-time implementation fee, and a custom demo walks through the cost for your municipality.

What each asset record can track
The information worth keeping varies by asset, so each municipality chooses its own fields. A record can include:
- Purchase date and in-service date
- Vendor name, address, phone, contact and email
- Manufacturer name, address, phone, contact and email
- Price, units purchased and price per unit
- Warranty length and terms
- Maintenance requirements
- New or used
- Condition: new, good, fair or poor
- Department and category
- Asset class, used to calculate depreciation
- A link to the purchase order
- A link to the specifications
Depreciation and replacement cost for every asset
A workflow can depreciate each asset according to its asset class and keep its depreciated value beside its replacement cost. A traffic cone bought in 2019 for $112 and depreciated 10 percent a year can carry its current value on its record, the same as a bulldozer, so the finance office and public works read the same numbers.
GASB Statement No. 34 says capital assets should be depreciated over their estimated useful lives, apart from land and other inexhaustible assets and infrastructure reported under the modified approach. A government using the modified approach for roads or water lines keeps an up-to-date inventory, assesses condition, and estimates each year what it will cost to preserve those assets at the condition level it sets. Condition and maintenance history on each record keep that information in one place for the auditor.
Planned replacement for vehicles and equipment
A replacement policy can sit on each asset type, such as replacing police cruisers when they reach 300,000 miles and bulldozers when they reach 10,000 hours. With the purchase price, in-service date, condition and replacement cost on every record, the workflow can show which assets are nearing their replacement point, so each one reaches the capital budget before it reaches the end of its life.
Public works and water utility asset management
A public works department looks after signs, benches, poles, vehicles and heavy equipment. Section 2A.22 of the federal Manual on Uniform Traffic Control Devices requires the agency with jurisdiction to use an assessment or management method that keeps sign retroreflectivity at or above the manual's minimum levels, and a sign inventory with each sign's condition on its record can carry that method.
Water and sewer authorities maintain pipes, hydrants, meters, pumps and grinder pumps. The EPA's Asset Management 101 starts with what a utility owns, its condition, its remaining value and its remaining useful life. Pennsylvania systems working through the DEP's Capability Enhancement Program can send the program's Simplified Spreadsheet for Asset Management to Diversified to load. Meters already have records in Diversified Billing, with meter and MXU numbers, install and removal dates and readings.
